The merchant didn't want to buy Abunuwasi’s part of the house because he thought that if he didn't buy it, Abunuwasi might get fed up and leave town anyway. That way he could get the whole house for free.

Abunuwasi wanted his friends to pretend that they were going to destroy the bottom half of the house, so that the merchant would think that his own half of the house was bound to be destroyed too, and so the merchant would buy the bottom part of the house in order to keep his own part safe.
